Currently owned by Kiki and Dave Tyrrell, the first and only owners, this three bedroom property is immaculate throughout, and flexible too, as Mrs Tyrrell explained: "I think the property would suit a wide variety of people, it's a very versatile house. A young family and professionals would be happy here, but likewise the area is also home to a lot of teachers, RAF personnel and older couples. The house isn't pigeon-holed into suiting one particular buyer.

"There is no chain, and the property is ready to move into, that's one of the things we initially loved about it. It's a timber frame house too so it is exceptionally warm, that's one of my favourite things."

Mr and Mrs Tyrrell bought the property in 2008, after it was built the year before.

As a new build Appleby Way was a turnkey property, so the couple could just move in and unpack. With it being a brand new house we didn't have to decorate at all when we moved in.

"We've added personal touches over the years but otherwise we haven't really had to do anything," Mrs Tyrrell added.

"There is a really nice mix of property styles here, it's not like the new build areas where every property looks the same, they all have something different about them.

"Much like the house, the garden is low maintenance. At the back there is a lawn area as well as decking. The rear garden catches the last of the sun which is great."

Well-appointed and superbly presented inside and out the property briefly comprises hall, lounge with French doors leading to the garden, dining kitchen and cloakroom toilet to the ground floor.

Featuring a range of fitted wall and base units the kitchen is strikingly modern with clean lines creating an uncluttered feel.

Upstairs the landing leads to the three bedrooms and family bathroom.

Adding to the benefits that this property offers is its location. Situated in the popular Doddington Park area on the southern outskirts of the city, access to a wide range of amenities is easy.

For families Hartsholme Country Park is also nearby as well as a host of fantastic schools.

"The area is also really nice. St Hugh's school is nearby which has an 'outstanding' from Ofsted.

"The neighbours here are really lovely too, so I'll be sorry to leave the house but we've outgrown it."
